Asphalt is held together by a petroleum binder. UV light oxidizes it. Water finds the cracks, freezes in winter, and pries the surface apart. Oil and gas drips dissolve the binder from the top. Salt eats at it from the side. None of this is dramatic — until one day the surface looks gray and gravelly and there's nothing left to seal.
Sealcoat is a wear layer between all of that and the asphalt you paid for. A proper coat — applied at the right temperature, with the right material, after the surface is cleaned and prepped — restores the dark color, fills the surface texture, and gives you another two to three years before you need it again.
